Accommodation overview: Less than a 10 minute drive from the golden sandy beach at Praa Sands and just under 5 miles from the picturesque fishing harbour of Porthleven, Banana Pancakes is ideally situated for exploring West Cornwall, midway between Helston and Penzance.
This freshly renovated, detached and double glazed small garden studio, offers a peaceful haven for couples set within the grounds of the owners home surrounded by unspoilt countryside and peaceful rolling hills. Entered from the shared driveway where there is visitor parking for one car, a gravel footpath leads to the rear garden where a sunken patio area catches the morning sun and French Windows open to the single storey property.
The self contained accommodation in a light crisp décor consists of a general open-plan living room with a reclaimed pine floor and a skylight window allowing visitors to watch the stars at night. There is a neatly fitted galley kitchen with a ceramic two ring hob, Belfast sink and oak worktop, a small occasional table with dining chairs, two casual lounge chairs and a standard double Victorian brass bed.
At the rear, a door opens to a fully tiled, separate shower room W.C. with hand basin, heated towel rail and electric underfloor heating. Four granite steps lead up from the patio to a sheltered lawn exclusively for the visitors use with a garden hammock, mature shrub borders and views of the southern slopes of the NT’s Godolphin Hill. The owners can arrange for fresh lobster to be delivered from local fishermen.
There are traditional village pubs in Godolphin Cross 1 mile, and Ashton 2 miles, and a good selection of amenities in the market town of Helston 6 miles away. Praa Sands, 2.5 miles, has a local shop, a beachside bar and restaurant and golden sands popular with surfers; there are also five other stunning beaches within a 15 minute drive.
Footpaths lead to Godolphin Hill & Tregonning Hill offering panoramic views of West Cornwall and there are also lovely coastal walks nearby to the famous Prussia Cove and the rocky NT headlands of Cudden Point and Rinsey Head. Godolphin House and garden set within an historic estate is just a 5 minute drive or a short stroll on foot across the hill.
There is a golf course close by, and the seaside resorts of Penzance and St Ives are within a half hour car journey. There are numerous attractions within easy reach including St Michaels Mount, Lands End, Flambards and the National Seal Sanctuary to name but a few.

Accommodation overview: With sweeping views of the surrounding countryside towards Mounts Bay and just a 5 minute drive from the golden sandy beach at Praa Sands, this semi-detached former signal house dating back to the 1800’s is in a peaceful rural location.
Set in a conservation area, this comfortable double glazed family house is surrounded by the owner’s 18-acre smallholding where they provide a sanctuary for rescue animals, midway between Helston and Penzance.
Tregonning Hill House is in an elevated position at the end of a long drive with visitor parking for three cars, the front door opens to an entrance lobby with an adjacent cloakroom W.C. and hand basin.
An inner glazed door opens directly into the light and airy living room with a warm rug on the parquet floor and comfortable lounge seating facing the wood burning stove. A pine dining suite is set in a large bay window with far reaching views across the extensive garden to the sea in the distance.
At the rear of the property are a fully fitted kitchen and a door to one side opens to a ground floor bedroom with twin beds and countryside views from a cushioned window seat.
Carpeted stairs lead up from the sitting room to the first floor landing, a bathroom W.C. with hand basin and shower over the bath and two bedrooms. The spacious master bedroom has a double bed with panoramic views of Mounts Bay and an en-suite bathroom W.C. with hand basin and shower over the bath. The second bedroom has two single beds, a vanity basin and fine weather views across to Goonhilly Satellite Station and The Lizard.
Visitors have the sole use of a gravel terrace with picnic tables to one side of the house and over an acre of grassy garden, ideal to exercise dogs and for children to run off steam. Guests also have direct access on to a network of local footpaths. There is an outside tap and shed for storage of beachgear and wetsuits.
There are several village pubs within a short drive, the closest being at Ashton half a mile away. The ancient coinage town of Helston has a good selection of shops and is 10 minutes by car, and the nearest beach is at Praa Sands 2.5 miles where there is also a golf course.
There is an abundance of beautiful coastal paths and inland walks with breathtaking scenery close by and the seaside resorts of Penzance, St Ives and Marazion, home to St Michaels Mount, are within a 20 minute drive respectively. Although rural the property enjoys easy road access and provides an ideal base for exploring the West of Cornwall.
