Accommodation overview: An attractive detached double glazed stone barn, carefully converted and furnished to provide comfortable accommodation in the small hamlet of Crowsmeneggus, ten minutes drive from the old packet port of Falmouth and its beaches. Set in beautiful countryside with tranquil views from the inverted accommodation and wildlife walks around Restronguet Creek, a 15 minute drive, it is approached by a gated drive that leads to the spacious parking area

The front door opens to an entrance porch with a utility area. An inner door leads through to the ground floor hallway where there is a shower room W.C. with hand basin and two cottage style bedrooms, a double bedded room and one with two single beds, each furnished in antique pine with beamed ceilings, natural wood floors and soft colourings. 

Uncarpeted stairs wind up from the hallway to an open plan living room that takes up the whole of the first floor, consisting of a smartly fitted kitchen area with a belfast sink, a lovely hand built ash dining suite and a very comfortable seating area at one end beneath a pine clad hip ceiling. A wide stable door opens to a flight of railed granite steps that lead down to a securely fenced rear garden

Visitors are welcome to mindfully explore part of the owners non-working farmland which includes a lake but dogs must be kept on a lead. There is undercover storage for bicycles and beach gear in one of the few farm outbuildings. There are two local pubs within a mile of the property and several small shops in the surrounding villages less than 2 miles away. The gardens of Trelissick, Glendurgan and Trebah are a short drive as is the new impressive National Maritime Museum, Falmouth and the Cathedral city of Truro are 7 miles.

Accommodation overview: Nestling in a peaceful sheltered valley about 10 minutes by car from Restronguet Creek and Falmouth, this recently completed, small detached single-storey timber clad lodge is set to one side of the owners own home with the use of about 10 acres of fields where the owners sometimes keep their shire horses

Within an area of outstanding natural beauty, Clippity Clop has been purpose built with double glazing, modern conveniences in a pleasant light décor, and restful views along the pretty valley from the comfortable accommodation

Approached from the parking area adjacent to the property where there is space for one car, a gently sloping concrete path leads up to patio doors which open directly into the pleasantly furnished open-plan living room with a slate effect laminate floor. 

In a light and airy décor with made-to-measure vertical blinds, there are two comfortable leather reclining armchairs with picturesque views of the lush valley, a small mosaic dining set and a smart galley kitchen with modern fitted units. 

Leading off to the rear is a double bedroom with a fully tiled en-suite shower room W.C. with vanity basin and heated towel rail.  There are two modern electric radiators that provide enough warmth all year round and there is also an external utility room with laundry facilities and space for wet weather/beach gear etc. 

A small gravel patio area sits to one side of the lodge where visitors can enjoy watching the abundance of birds and wildlife that frequent this natural landscape and woodland. 

The nearby village of Ponsanooth, meaning “bridge at the stream”, is a short stroll and has a friendly village pub, local store/P.O. and church.  Also within a 15 minute walk is the Kennall Vale Nature Reserve with picturesque woodland, ponds and cascading waterfalls. 

There is a bus stop within a couple of minutes’ walk with a scheduled bus service running between Truro and Falmouth, and there is a large supermarket at Penryn, 10 minutes’ drive.  Falmouth, home to the National Maritime Museum and Pendennis Castle is about 4 miles, the cathedral city of Truro is 6 miles, and the Bissoe cycle trail is nearby. 

For garden lovers, the Eden Project, Lost Gardens of Heligan, Trelissick and Trebah are all within a 40 minute drive respectively.
