Accommodation overview: In the heart of the picturesque Tamar Valley, ideally situated midway between Dartmoor National Park to the east and Bodmin Moor to the west, this comfortable double glazed semi detached barn conversion with under floor heating is set to one side of a quiet country lane just 2 miles from the small market town of Callington.
Silver Valley Barn offers an ideal rural retreat in peaceful countryside surrounded by 30 acres of unspoilt farm land yet it is only a 30 minute drive to the beautiful Cornish fishing ports and beaches of South East Cornwall.
Entered from the spacious parking area, a gentle slope leads up to the sun deck with a pergola bench seat and the glazed front door which leads directly into a bright and sunny open-plan living room with a quarry tiled floor and a high beamed ceiling. There is a newly fitted kitchen area in one corner of the room, a circular dining suite and two comfortable leather reclining armchairs with a warm rug on the floor.
Leading off to one side, an inner lobby gives access to a walk-in shower room W.C. with hand basin and a pleasantly furnished, light and airy bedroom with a 5ft double bed. The single storey accommodation is entirely on the level although not adapted for the disabled.
A private and sheltered outdoor sitting area which catches the afternoon sun has patio furniture and views across the lush valley and an outhouse contains the laundry facilities.
The village of Harrowbarrow, 1.5 miles, has a small shop and traditional pub serving home cooked food and there is also an award winning country pub at St Dominick less than 2 miles. For a wider choice of amenities, Callington, famous for its Honey Fair is a 5 minute drive and the old stannary town of Tavistock is within easy reach. The mediaeval estate of Cotehele and the tranquil village of Calstock where boat trips depart in the summer are both within a 15 minute drive and there are beautiful riverside footpaths that connect the two.
Kit Hill Country Park known for its fine views and birdwatching provides wonderful circular walks and the nearest beaches are at Seaton and Downderry, 16 miles. The St Mellion Golf and Country Club (handicap required) is a 10 minute drive. Plymouth can be reached by car in 30 minutes or a scenic railway journey on the Tamar Valley branch line from Gunnislake.
